⚖️ Why Sarge Can Price Like This

SCR is a small, veteran-owned operation — not a franchise with 40% corporate overhead built into every quote. What you're not paying for:

🚫
No franchise fees

Big-name companies pass 15–20% in royalties directly into your quote.

🚫
No sales commission layer

No door-knocker, no sales rep — Sarge comes himself. That's 10–15% saved.

🚫
No TV or billboard budget

We grow by referral and reputation — savings that go directly to you.

Full State Certification

Licensed, insured, permitted — everything the big guys do, none of the markup.

🔍 Is It Time for a New Roof? Here's How to Know.

Most homeowners in Marion County and The Villages don't think about their roof until water comes in. By then, the small problem has usually become a big one. Sarge sees the warning signs early — here's what to watch for:

🗓️

Age: 15–20+ Years

  • ⚡ Florida UV ages roofs 30–40% faster than northern states
  • 📅 15 years or older? Time for a professional assessment — not a guess

🪣

Granules in the Gutters

  • 🪣 Gutters full of coarse dark sand = granule loss
  • ⚠️ Granule-stripped shingles are in the final phase of life

🌊

Curling or Cupping Shingles

  • 🌀 Curled or cupped shingles are no longer sealing flat
  • 🌧️ Every Florida afternoon storm is getting underneath them

💧

Stains on Your Ceiling

  • 💧 Ceiling rings = water has already breached the roof deck
  • 🦠 Mold can begin in attic insulation within 24–48 hours of a moisture event.

🌞

Daylight in the Attic

  • 🔦 Light through attic boards = gaps in the decking
  • 🌊 If light gets in, so does water — structural concern

🪵

Sagging Roof Deck

  • 📉 Visible sag or soft spots = decking rot or structural compromise
  • 🚨 This needs immediate attention — it doesn't fix itself

Skyrocketing Energy Bills

  • ❄️ Failing roof = lost insulation value
  • 💸 Bad roof adds $80–$200/month to your electric bill.

🏛️

Insurance Won't Renew

  • 📋 FL insurers are non-renewing policies on aging roofs
  • ✅ New roof often restores full coverage — sometimes with better rates

Not sure if it's time? Sarge will do a free drone-assisted roof inspection and give you a straight answer. No pressure, no upsell — just the truth about what your roof needs.

🏗️ Choosing the Right Material for Your Roof

The right material depends on your budget, HOA rules, neighborhood look, and how long you plan to stay. Here's Sarge's honest breakdown:

🟦 Architectural Asphalt Shingles

$8,000 – $18,000 installed

Best value · Most popular · 20–30 year FL lifespan

  • Most widely approved by HOA and ARC committees in The Villages
  • Impact-resistant (Class 4) options qualify for insurance discounts
  • Dozens of colors — easy to match existing neighborhood style
  • 1–2 day installation on most homes
  • GAF, Owens Corning, CertainTeed manufacturer warranties available
  • Best choice if you want maximum value for the dollar

🟩 Metal Roofing

$18,000 – $38,000 installed

Longest lifespan · Best storm performance · Energy saver

  • 50+ year lifespan — often outlasts the homeowner's ownership period
  • Reflects solar heat — can reduce AC costs by 10–25%
  • Standing seam systems are the highest-performing option in hurricanes
  • Low maintenance — debris sheds easily, no granule loss
  • Qualifies for steeper wind mitigation insurance discounts
  • Best choice if you want the last roof you ever buy

🟧 Concrete & Clay Tile

$20,000 – $45,000 installed

Premium curb appeal · 40–50 year lifespan · Classic FL look

  • Required or preferred in many Villages neighborhoods with Mediterranean styling
  • Class A fire rating — the highest available
  • Extremely durable — individual tiles can be replaced without full tear-off
  • Color does not fade the way asphalt does under FL UV
  • Heavier — requires structural assessment on some older homes
  • Best choice if you want curb appeal and longevity, no compromises

💡 Sarge's honest take: Most homeowners in Marion County and The Villages are well-served by a premium architectural shingle roof. But if your home is 5–10 years from being paid off and you plan to stay, metal is worth the conversation. Schedule a free inspection and Sarge will tell you exactly what makes sense for your home — not what makes sense for our commission.

📋 The SCR Process — From First Call to Final Inspection

No surprises. No runaround. Here's exactly what happens when you hire State Certified Roofing for a new roof:

1

Free Drone-Assisted Roof Inspection

Sarge deploys the OSPREY drone for a full aerial survey plus a hands-on physical inspection. We photograph every section, document every issue, and give you a straight condition report — no sales pressure, just facts.

2

Written Scope & Material Selection

You receive a detailed written proposal specifying exact materials, underlayment grade, drip edge, ventilation, decking replacement (if needed), timeline, and warranty. Nothing is verbal — everything is in writing before a single nail goes in.

3

HOA / ARC Submission (if applicable)

For homeowners in The Villages or HOA-governed communities, we prepare your ARC application packet — material samples, manufacturer specs, color profiles, and documentation. We've done this enough times to know what the review committees want to see.

4

Permit Pull

Sarge handles all permitting with Marion County or Sumter County building departments. We manage the paperwork, fees, and scheduling. You never have to chase a permit number or wonder if the work is above-board.

5

Installation Day

Our crew arrives on schedule. We protect your driveway, landscaping, and pavers. Tear-off, decking repair (if needed), underlayment, and installation. Most asphalt shingle roofs are complete in 1–2 days. Metal and tile jobs run 3–5 days depending on complexity.

6

Final Cleanup & Walkthrough

We run a magnetic sweep for nails, haul off all debris, and walk the property with you before we leave. The job site should look better than when we arrived.

7

County Inspection & Close-Out Packet

We schedule the required county inspection and handle the sign-off. You receive a close-out packet including the permitted inspection record, product documentation, warranty certificate, and wind mitigation report — everything your insurance company and future buyers will ever need.

8

Wind Mitigation Report — Free With Every Replacement

A wind mitigation inspection after your new roof is the easiest money you'll ever save. Florida homeowners with qualifying roofs routinely see insurance premiums drop $400$1,200/year. SCR includes this report at no charge with every full replacement.

🏘️ HOA & ARC Compliance — Especially for The Villages

Living in The Villages means your roof replacement has an extra step: Architectural Review Committee (ARC) approval. You can't simply pick a new shingle color and start swinging hammers. ARC governs material types, colors, profiles, and manufacturers in many districts.

📝 What The Villages ARC Typically Requires:

  • Material specification — manufacturer name, product line, and shingle profile
  • Color sample — physical sample or manufacturer color chart reference
  • Contractor license verification — your roofer must be state-certified (CCC license)
  • Permit confirmation — proof that a permit will be pulled before work begins
  • Community-specific compliance — some districts require specific pre-approved palettes

Sarge has navigated ARC submissions across Sumter, Marion, and Lake County districts in and around The Villages. We know what sails through and what gets kicked back. When you hire SCR, we prepare your entire ARC packet — you just sign it.

⚠️ Important: Some homeowners start a roof replacement without ARC approval and face mandatory tear-off or fines. Always get approval before any work begins. Sarge handles this — it's part of our process.

🏛️ My Safe Florida Home Program — Free Grant Money

Many homeowners in Marion County and The Villages are sitting on money they don't know about. Florida's My Safe Florida Home (MSFH) program provides matching grants up to $10,000 to eligible homeowners who harden their homes against hurricane damage — and roof replacement is the #1 qualifying improvement.

💰 How the MSFH Program Works:

The state provides a 2:1 matching grant — for every $1 you spend on qualifying hurricane hardening (like a new impact-resistant roof), the state matches $2, up to a total grant of $10,000.

  • You must own and occupy your primary Florida residence
  • The home must be insured by a Florida-authorized insurer
  • A state-authorized inspection must confirm what upgrades qualify
  • Work must be done by a licensed, state-certified contractor — like SCR
  • After qualifying work is complete, you also receive a wind mitigation report that can reduce your insurance premium by 20–40%

Program funding goes fast when it opens — applications are first-come, first-served. Ask Sarge about current program status when you call. State Certified Roofing is a qualified MSFH contractor.

💡 Real Math for a Villages Homeowner

New roof cost: $14,000  |  MSFH grant: up to $10,000  |  Your net cost: as low as $4,000
Plus: insurance premium savings of $600$1,200/year from wind mitigation report
The roof pays for itself in 3–5 years. Then it just keeps saving you money.

💳 Financing — Because a Good Roof Shouldn't Wait for Perfect Timing

A failing roof doesn't care about your savings timeline. And in Florida, a roof that needs replacing today will cost significantly more if you wait — through water damage, mold, insulation loss, and insurance complications. Sarge doesn't want cost to be the reason you delay a critical repair.

🏦

Flexible Payment Plans

Monthly payments designed around your budget. Low minimum payments, extended terms available. Ask about current rates when you call.

🏡

Florida PACE Program

Fixed-rate financing added to your property tax bill. No HELOC, no credit card. Eligible for most FL homeowners. Ask Sarge if you qualify.

🛡️

My Safe Florida Home Grant

Up to $10,000 in grant funding from the state of Florida for qualifying hurricane hardening improvements — including roof replacement.

📋

Insurance Claim Path

If storm damage is involved, your insurance may cover most or all of the replacement. Sarge documents everything for a clean claim.

Bottom line: There's almost always a path to getting your roof done that fits your situation. Call Sarge and have the honest conversation — (352) 696-8989. No pressure. No runaround. Just options.

❓ Frequently Asked Questions — New Roof, Central Florida

How much does a new roof cost in Ocala / The Villages?
For a typical 2,000 sq ft home in Marion or Sumter County: architectural shingles run $10,000–$18,000 installed. Metal roofs range from $20,000–$38,000. Tile is $22,000–$45,000+. Actual price depends on roof size, pitch, complexity, decking condition, and material tier. SCR provides a free, detailed written estimate with no obligation.
How long does a roof replacement take?
Most asphalt shingle replacements complete in 1–2 days. Metal roofs run 3–5 days. Tile is typically 4–7 days. Permitting typically adds 3–10 business days before work can begin. Total timeline from contract to completion is usually 1–3 weeks depending on county workload and weather.
Will a new roof lower my homeowners insurance?
Almost certainly yes — especially in Florida. A new roof combined with a wind mitigation report (which SCR includes free with every replacement) can reduce your premium by $400–$1,500/year. Impact-resistant shingles or metal roofs qualify for additional discounts. This is one of the best ROI moves a Florida homeowner can make.
Do I need to be home during the roof replacement?
You don't have to be, but we recommend being available by phone. Move vehicles out of the driveway and protect any delicate landscaping. Sarge's crew is professional, respectful, and does a full magnetic nail sweep and debris haul-off before leaving. Most homeowners tell us we left their property cleaner than we found it.
What is a wind mitigation inspection and why do I need one?
A wind mitigation inspection documents how your home — and especially your roof — is constructed to resist hurricane-force winds. Florida insurers are required by law to offer discounts to homes with qualifying wind-resistant features. After a new roof installation, a wind mitigation report is your ticket to immediate premium savings. SCR includes this report at no charge with every full replacement.
What's the My Safe Florida Home program? Do I qualify?
The My Safe Florida Home (MSFH) program provides state grants up to $10,000 to eligible Florida homeowners who harden their homes against hurricanes — including roof replacement. To qualify, you must own and occupy your primary Florida residence, be insured by a Florida-authorized insurer, and use a licensed state-certified contractor. SCR is a qualified MSFH contractor. Call Sarge to check current program availability — funding opens and closes on a rolling basis.
Does SCR handle the permit? Do I have to do anything?
SCR handles all permitting from start to finish — application, fees, scheduling, and final inspection. You do nothing except sign the contract and let us do the work. Every SCR roof is fully permitted and passes county inspection before we consider the job complete. An unpermitted roof is a serious liability for future sales and insurance coverage.
I live in The Villages — do I need HOA/ARC approval before replacing my roof?
Yes — in most Villages districts, you need ARC approval before work begins. You must submit material specs, colors, and contractor licensing information. Starting without approval can result in fines or mandatory removal of non-compliant materials. SCR prepares your entire ARC packet — we've done this across Sumter, Lake, and Marion county districts and know exactly what each committee requires.
What warranty do I get on a new SCR roof?
Every SCR new roof installation includes: (1) a manufacturer materials warranty of 30–50 years depending on product line, (2) SCR's own 5-year workmanship certification, and (3) a wind mitigation report for insurance purposes. Your close-out packet includes all warranty documentation, the permitted inspection sign-off, and product specs — everything organized and ready for your records or a future home sale.
How do I know if a roofer is actually state-certified in Florida?
Florida requires roofing contractors to hold a CCC license (roofing contractor) or CBC license (general contractor with roofing authority). You can verify any license at myfloridalicense.com — search by license number or company name. Sarge's license information is on every proposal and is easily verifiable. If a roofer can't give you a license number to verify — walk away.

You've Done the Research.
Now Let Sarge Do the Inspection.

Free drone-assisted inspection. Written report. No pressure. Just the honest truth about what your roof needs — from a veteran-owned, state-certified contractor who lives and works right here in Marion County.

The Florida "25% Roof Rule" — Plain English

If you've gotten a roof repair quote in Florida, somebody's probably mentioned "the 25% rule." Here's what it actually means in 2026, because it changed a few years back and a lot of folks are still working off the old version.

The old rule: For years, Florida's building code said that if you repaired or replaced more than 25% of a roof within any 12-month period, the whole roof had to be brought up to current code. In plain terms: a bad enough repair could force a full replacement, even on the parts that were fine.

What changed (2022, still in effect): The Legislature passed SB 4-D and softened that rule. Here's the key: if your roof — or the section being worked on — was built, repaired, or replaced under the 2007 Florida Building Code or any later version, then only the part you're actually working on has to meet today's code. The 25% trigger no longer forces you to redo the whole roof.

The practical dividing line is March 1, 2009 — that's when the 2007 code took effect. As a rule of thumb:

How this plays with repairs vs. full replacement:

This is also why your roof's age and permit history matter so much in Florida. When I look at your roof, one of the first things I check is when it was last replaced, because it tells me whether the law lets us repair smart or whether a full replacement is the honest call. I'll show you which bucket you're in and why — and I'll never use "the code makes us" as a scare tactic to sell you a roof you don't need.

One more thing: this is state law, and local building departments are not allowed to write their own stricter version of this particular exception. So the answer shouldn't change just because of which side of the county line you're on.

This is general information, not a code ruling. The final word on any permit comes from your local building department and the permitted scope of work. I'll walk you through it before anything gets signed. — Sarge
