Four roofing systems we install — here’s how they compare and when each one makes sense.
About 80% of homes wear asphalt — it’s affordable, comes in every color, and stands up to Florida sun and wind. There are three grades: 3-tab (economy, flat look, the cheapest, about 15 years in Florida heat — good for rentals or a tight budget); architectural / dimensional (the most popular — thicker and layered, better wind resistance, around $525 per square); and luxury / designer (premium, mimics slate or cedar shake, with the highest wind ratings and longest warranties). Lasts about 15–20 years here, with the lowest upfront cost and easiest to insure. Brands: GAF, Owens Corning, CertainTeed.
Costs more upfront but can be your last roof. Standing seam has hidden fasteners — no exposed screws to leak — and the best wind performance; exposed-fastener panel is screwed through the face, cheaper, common on barns and porches, with washers that need re-checking over time. Lasts 40–70 years, carries high hurricane wind ratings, and its reflective surface lowers attic temps and cooling bills.
Lasts generations and suits the climate, but it’s heavy, so structure matters. Concrete tile is the most common — strong and cheaper; clay tile is the traditional terracotta barrel that holds color and resists salt air longer, but pricier. Lasts 50+ years; the roof structure must carry the load (always checked before quoting). Highest curb appeal.
Flat and low-slope roofs — commercial buildings, additions, lanais, carports, and flat sections of homes — can’t use shingles because water doesn’t run off fast enough. TPO is a single-ply thermoplastic membrane rolled out in wide sheets and heat-welded at the seams into one watertight surface. Energy-efficient white reflective surface, heat-welded (not glued) seams, lasts 20–30 years. Used on commercial roofs and flat residential sections — not where shingles go.
